Iwan launches first city of Well Being “ Majada” in Ain Sokhna with investments of EGP 5 billion

 Today during a joint press conference held at Sofitel Al Gezira Iwan Developments along with their partner Idia Architects announced the long-awaited details of their new resort in Sokhna - “Majada”. 118 km from the New Administrative Capital and, built on an area of 101 acres, over a number of cascading levels the luxury compound oversees  a  30,000 sqm  private beach and will be built in four phases, at an estimated cost of EGP 5 billion, over 7 years with  Phase 1 set to be delivered in 2024.
This launch is a part of 4 different phases to be launched throughout the coming 7 years, all with a mixture of unique and diverse services and facilities, with a number of opulent villas and a selection of spacious, twin houses, chalets, duplexes and ground floor studios with private gardens overlooking crystal clear lagoons and sea views. With masterplan and interior concept and finish by award winning design firm IDIA, Majada residences are designed to offer uninterrupted views of the scenic lagoons and waterways in addition to stunning sea vistas of El Sokhna.  An architectural work of art, Majada is modern in its expression, using lightly colored tones, natural elements and glass to blend with the picturesque surroundings to create intimate and exclusive living spaces
Originally known for their landmark project Jeera and Jedar, Iwan Developments have traditionally focused their efforts in Sheikh Zayed with an impressive portfolio of 7 projects.  Majada, Iwans’ first project outside of Sheikh Zayed, has built upon their driving concept of feel good neighborhoods to promote healthy living. “We express our values by what we build” says Walid Mokhtar Managing Director of Iwan Developments explaining his driving vision for his latest project. Possibly the most holistic approach to wellness ever witnessed in this country Iwan Developments master-planned brainchild hopes to offer 1,600 families an opportunity to live in the type of supportive environment “in which” according to Walid “people have no excuse but to live longer, healthier lives. In this community, expected to open in 2024, common roadblocks that preclude people from exercising and relaxing have been replaced by a variety of tools meant to simplify healthy living.”
Those tools include a boutique family medical clinic which will also host health seminars providing residents with the knowledge, medical expertise and support to achieve their healthy lifestyle goals. In addition, there are the mandatory facilitates and activities such as fitness center and spa, yoga center specially-equipped lanes for jogging, walking lanes in an effort to encourage their residents to adopt healthy lifestyles. In addition, Majada offers opportunities to encourage mental wellbeing with some of the nodes of activities dedicated to centers for handicraft activities and a large range of cultural and relaxation opportunities all together set to promote quality of life and mental and physical wellbeing.
Inspired from the Arabic word Majadan, which means ‘gloriously’ in Arabic, Majada is built on the concept of Chakras. The masterplan is a reflection of the chakras expressed in what Ehab calls “ nodes” – central points of activity that promote different aspects of health, healing and creativity and are all interconnected with winding  parks and greenway connectors linking the different activities such as Art cafes, beach club , boutique hotel, restaurants and other amenities through  designated walking and hiking trails  and open green space for all ages all within the master plan.  A very unique approach to design Ehab Mokhtar, managing director IDIA explains that research on potential customer requirements has shown that the customer of today is “looking for a place to relax “.
 
This is a significant departure from the traditional concept and impacts “all elements of design “according to Ehab “beginning with the development of breathable homes “– a design concept that creates houses with air, light and natural elements that promote healthy living.  “to zeroscape landscape solutions that are cost effective and sustainable”. Energy-efficient and environment-friendly, Majada reflects the meticulous planning and creative vision that are hallmarks of any Iwan development but more importantly it stands out as the most holistic approach to wellness witnessed so far.
